Ittina Mahavir work not completed by Builder till 2014

Ittina Builder not completed many works in Ittina Mahavir apartment in Neeladri Nagar, Electronic city, Bangalore - 560100.

Problems are as follows:
1. Lowest quality in construction materials

2. Improper shape of walls and beams

3. Narrow staircases (3.5 ft instead of 5 ft wide) makes it more like a chawl look

4. Illegal construction of 5th and 6th floor in building

5. Ittina builder did not pay the pre-EMI as promised (cheques bounced) and flatwork was left incomplete. As possession was not given, the owners have not paid the EMI as well , now the whole thing is only a ticking time bomb till it is taken over by banks and housing finance companies.

6. The BDA plan that was approved is not exactly the same that has been constructed, the same has not been amended/approved afterwards, as the Builder expired leaving the problem for his kids to complete, now its heard that they are committing suicide as the amount to be paid to the banks is very high.

7. Water problems have already started with approx 25-30% residents occupying the apartment. Official water cuts as per the association is 1 PM - 5 Pm but for many blocks the water cut starts at 9AM - 9 PM.. families cannot stay there

8. Dual arrangement with Canbank/CanFin/Punjab National Bank etc has now become a dual mortgage of the same property. However, the banks are unable to lay their claims and take over the property right now is because the original Ittina founder is no more and some of the builders family members (Late Minu Ittina) committed suicide in March 2014.

9. Lalitha Developers who had given Power of Attorney (POA) to Ittina Builders for development and sale of apartments has revoked the POA in 2014

10. some fraudulent issue of POA has also been registered with relation to Ittina builders for some property in the same area

11. You will see a lot of "SALE OF 3 BHK IN ELECTRONIC CITY" or ""SEMI FURNISHED 2.5 BHK GOING CHEAP" ... dont fall for those advertisements as you will have to pay a heavy price later on.

12. Most of the approvals from government authorities is fake e.g. Fire dept clearance, Deputy commissioner clearance,

CAN SOMEONE PLEASE COME UP WITH SOLUTION AND HELP THE RESIDENTS !!!!

Q7. What documents are required to be submitted along with application to get the deemed conveyance?

Ans: Following documents may be attached with the application for deemed conveyance.
i) the registered Agreement for sale entered into with the promoter/opponent party
ii) 7/12 Extract and Village form No.6 (Mutation entries)
iii) Property card,
iv) Location Plan
v) City survey plan or survey plan from the revenue department.
vi) Layout Plot plan approved by the local authority
vii) Architect certificate about the entitlement of undivided interest in the entire Layout Plot, common areas and the facilities by each of the entity or the structure constructed or to be constructed on such Layout Plot.
viii) Latest Title and Search Report for last 30 years from an advocate,
ix) Non-Agricultural Order
x) Certificate under Urban Land Ceiling Act, 1976
xi) Building/ Structure Plan approved by the appropriate authority,
xii) Commencement Certificate,
xiii) Completion Certificate,
xiv) Occupation Certificate,
xv) List of Flat Purchasers
xvi) Proof of payment of Stamp Duty
xvii) Proof of Registration, etc. ,
xviii) Development agreement or power of attorney or agreement for sale executed by the landlord with the promoter for development or for transferring the right, title and the interest in the land in favour of the promoter.
xix) Any other land or building related documents papers in support of the application.
xx) Legal notices send to the Promoter and other interested parties to execute the conveyance deed or declaration as provided under Maharashtra Apartments Act, 1970 in favour of the applicant/s.
xxi) Draft conveyance deed / Declaration proposed to be executed in favour of the applicant.
