Should have seen it coming from the get go. When you come in, they set up very professionally and make it seem like you are at a legit conference. David comes in and tells you about how he does not let everyone in the club, he only wants serious investors. And he rants about how he kicked 10 people out at least for being an asshole. And you fill out a sheet, that is pretty easy to fill out to make it seem like you are an interested investor with realistic goals. David says he will read everyone to see if you are a good fit for the club. But then at the end of the seminar, everyone is allowed to pay to go to the class. He didn't even read one or ask to collect the papers. Huge red flag, also he offers a VIP package where you pay 500 more, but get special treatment. Another red flag. He also acts very aggressive in the beginning to grab your attention, he acts like he is doing you a favor sharing his wealth secrets. So you start to pay attention more so he can recognize that you are interested, OR ELSE YOU WONT GET IN THE CLUB! Am I right lol.
Another thing that bothered me was that he says before he became a full time investor, he was a tax attorney with 500 clients and then one day decided to quit. He didnt give his practice to anyone, just told his clients he was done. He also said his wife was making 40k a month selling loans in the 2007 real estate market before the crash. And then one day his wife and him just quit their jobs because they were bored with that life. So now they went into a bunch of debt and came out with a new Real Estate Investment business. But if you look up his history, he was involved with another scam, before 2011 where he was marketing false investments to investors and had to pay a huge sum of money back to the investors. So that is the real reason he went bankrupt, and now he is trying to pay that back with another scam.
He preys on people new to the Real Estate game who has good dreams and motivations, and uses them as guillable guiena pigs.
If you pay the $360 or discount that he gives you for the class in case you cant afford the $600, just get your refund as soon as possible. In the end he still takes $50 from you for a cancellation fee, even though he said he would give it back to you without a hassle.
