BUYER BEWARE! 3203 Brookstone Trail, Indian Trail, NC. This property has major water drainage issues. The sellers did not disclose this to us on the NC state disclosure form. We did not find out the issue until after we spent over $2000 during the due diligence period of the purchase contract. We had estimates from contractors that ranged from $4700 to $9800. We offered to pay half of the cost to fix the problem but the seller would not budge. The sellers and their real estate agent are not being honest about the issue. The sellers had lived in the house for 8 years and kept stating that they were not aware of any issues. It only took one rain storm for us to get pictures of the property with two inches of standing water on most of the property. Do not buy this house as you will be sorry and will need to pay a large amount of money to resole the issue. One of the contractors stated that the house is sitting in a bowl and there is no way for the water to naturally drain of the property. The fix is to create a sump pit with a sump pump and route all of the water via catch basins, piping, and french drains so that it can be pumper to the street as the house sits below street level.

The repair requires creating a sump pit, french drains, running pipe from all gutter downspouts to the sum pit and a adding a sump pum to pump the water to the street level as the house sits below the street.
