Ocwen lying about not making payments
I'm trying to refiance to get away from Ocwen and they sent the new loan company stating that I was two months behind in my payments, Well, I'm not behind so, I sent the new loan company my bank statements that prove it. I went for a VA loan and was denied because Ocwen said that I was two months late. And after talking to my agent he said that even though I have prove it I may, or may not still get approve by the VA. It's like what the hell is going? This company has been sues and they are still doing these unlawful practices. I just want to be done with them. I can get a conventional loan but I'm not about to pay them the money that they say I owe. Can anyone give me advice about where to file a complaint that will get notice?

Loan modification denied
Loan modification denied after we made all trial payments. They took several attempts to send the final agreement and we signed it and had notary sign it. They didn’t have their stamp but we have used this notary many times without a stamp and had no problems. Ocwen denied the modification because it wasn’t stamped by the notary. They told me to reapply and then denied that too saying nothing had changed in the circumstances. I have appealed with the ombudsmen office of Ocwen but I don’t feel very confident that they will help us in any way. Bad company and if I could refinance with someone else I would

Non-payment to Contracto for Insurance work by Ocwen Loan Services, LLC
We're a General Contractor who contracted with a local homeowner who's mortgage is held by Ocwen Loan Services, LLC---the home was completely destroyed by fire. The homeowner's insurance settlement checks were sent to Ocwen/Property Loss Dept. in May & September of 2016. Ocwen did not send any funds for the demo of the home until October 2016, and, the first draw check for the rebuild in January, 2017. That one draw check is the ONLY check we've been able to get from Ocwen. Our standard draw requests at 50%, 90% and 100% have been totally ignored. The house is now completely rebuilt, all inspections with the bank and the county have been met and passed on time, but, Ocwen will not pay the balance of the contract for the work performed to rebuild this home. We've heard every excuse, lie and reason as to why we have not been paid. Finally, a couple weeks ago, a check was sent (for the wrong amount) and made payable to the WRONG Contractor, causing that check to be VOIDED and sent back, to which all the excuses, lies, delays, etc. started all over again. To date (04/28/17), we still have no payment and we have no idea when or even IF we will be paid by this mortgage company, Furthermore, we can't get a straight answer out of anyone...not the Customer Service Call Center (which is a joke) or the Property Loss Resolution Center representatives. Everyone has a different story, a different delay, lost paperwork, another lie...and the list goes on and on. ~ DOES ANYONE KNOW WHAT FEDERAL AGENCY GOVERNS THESE MORTGAGE COMPANIES??? WE NEED HELP!!!! ~ We're going to be forced to sue the homeowner and move to foreclose on house in order to be paid. If anyone is considering a Class Action Suit against Ocwen Loan Serices, LLC, count us in. If you are a homeowner and Ocwen is your mortgage company, I suggest you refinance and GET OUT FROM UNDER THEM.

Refusing Payments
I sent two payments to catch up and Ocwen returned it to my bank. An Escalating person told me that funds would only be accepted if they were sent certified and I asked when you are struggling to make payments why would Ocwen require customers to pay extra to send the money to them. Ocwen does not compromise with their customers. I had applied twice for modification and have been denied. At this point Ocwen seems to want their customers to default!

SQUATTERS
267 Laird Dr Freeport FL with a sale date of Oct 28, 2015. Ocwen/Altasource never did preservation. They just dropped the ball and give all kinds of excuses. Bank of America even says Ocwen owns it, but Ocwen says they haven't had it since Jan 2016. Why???
1. Property sold, but title company never got paper work.
2. Hudzu sold it, but the agent said she never got the listing. Never posted on Hudzu.
3. Bank of America took it back. Bank of America on several calls and email says Ocwen is the one handling property.
4. Ocwen did the forclosure.
5. Ocwen says the never had property.
6. Ocwen admits that they never did preservation
And the list goes on and on. I wouldn't trust this company with anything.

Ocwen
In short, Ocwen financing has held Insurance money since August causing more stress and grievances then ever imagined. They have had excuse after excuse to hold right at 40,000 dollars, nor even releasing a first payment. They also state the money is in escrow, from which my research states it should be collecting interest but according to them no. I have emailed, to leave a paper trail, and also starting recording conversations back in September because with every call I made to them the entire story and reasoning behind why the check wasnt issued yet was changed. Every call leads to another version or tale. On November 29 they again stated check would be mailed and we would have in 7-10 days. Here we sit in December 14th and no check still. I call this am, they claim no record of the 29th, funny I have record and recordings........I have talked to them 4 times this morning already them stating yet again the check will be mailed. I asked for email confirmation, first one says she will send it, second one says we don't do that, I argue and get put on hold, she then says you will get an email....I call again, this one says no emails...OH MY GOD, really. So I ask for records of the check deposit account and/or where it is being invested to show me there is no interest being made by them.......that goes back and forth stating it's in escrow and there is no interest being made. What kind of idiot do they think they are telling that to??? I state unless you have the cash in a vault someone is collecting interest on it....she insists no, but we all know better and I am entitled to it! As of this moment, 4 months after they deposited the check we have not received one dime from them. I need some serious help here and want to bring a lawsuit against them as the damage to our home is not fixed and causing more damage to occur. Any recommendations to who to get in touch with????

Loan Modification
I have been asking Ocwen since 2013 for assistance programs to help make our mortgage payments. We bought in 2007 right before the crash of the market and did not realize that we were signing on a sub-prime loan with terms being an interest only. We thought that we could re-finance before the 15 year balloon payment of $15,000 but then the market tanked and we were stuck. Finally after several years of going back and forth and them telling us that "the only way to be approved is to be behind on the loan" we took their advice did not pay for three months so that we would be in default and therefore "qualify for assistance", to find out that No we don't qualify and our house was being added to the Sheriff Sale and if we wanted to save the house we needed to pay the full amount we were behind or fill out another packet for HAMP. We decided to proceed with a Deed-in-lieu and submitted all the paperwork requested a full two weeks before the deadline to be told by them that they never received the packet. I had a registered, return receipt with the package and informed them that it was in-fact signed for and then low and behold "we can offer you this one time amazing deal of a loan modification but you have to go on the website and print out the package and sign and return all pages". They offered us a 3.5% interest from our 6.8% making our payments from $2,161.41 to $1,334.71 and a forgiveness amount of $98,126.89 taking our loan from $327,896 to $220,962 by the maturity date. I was told it would become and regular conventional loan no more adjustable rate interest only loan so we took it. We made all the required payments on time and the next two months payments on time waiting for the final paperwork to be sent to us so the modification would be complete. Sounds amazing right??? However, once we got the finalized paperwork that we are to sign and return we find out that not only did the new payment change from $1,334 to $1,501 but that it will adjust annually after the first year! Sounds like an adjustable loan to me. Also, there is a balloon payment at the maturity date of $148,153.35!!!! Now if I add this 148 to the 220 we are paying a total of $369,115.35!! We still have a second arm on the loan as well with another company and the total that we purchased the house for with both ARMS was $360,000 and some change. Tell me how is this a modification!?!?!?! And here's the kicker........we can't even sell the damn thing without their approval BEFORE we list it and if we should decide to sell that the modification is null and void and any and all fees will need to be paid in full! Keep in mind these are the late fees that they told me I needed to have in order to qualify for the dang modification in the first place!!! Has anyone else had this type of issue or know who I can/need to contact to find out how to save my house without being caught up in the bait and switch scam that they have going on?

OCWEN loan modification sucks
OCWEN loan modification process sucks, I been denied twice already, I been trying to get a loan modification. since December 2015, I tried to do it myself and was denied on March 2016, I then hire a firm to help but they just took our money $2,500.00, they wanted more but did not do anything for two months and we fired them , and I reapply again on my own but was denied again, OCWEN keeps loosing documents and asking for more and more documents and claiming the documents submitted are expired, first time I was denied due to the fact that we were not behind in payments when we got denied and hired a professional firm they told us to stop making the payments back in March 2016 but never did anything until two months so anyway I submitted another application for a loan modification and this time we were denied because they only calculated my income, they did not included my husband because supposly they never received our 2015 taxes even though we got several letters saying that package was complete, also they did not included extra $1,000.00 investment property income because rental agreements were old after package was complete instead of asking for updated rental agreement they denied the loan modification, now they want me to submit an appeal so they can re-review again and said it might take another 30 days for review and I'm sure they will continue to keep asking for more and more documents because they always keep loosing documents, I'm so sick and tired of their process and we can not even refinance because now we are late and that ruin my credit

Modification scam
I have never dealt with a company that is so unorganized and lacking customer service. For the last three months I have been trying to modify a underwater loan. They have failed to give me a point of contact. I have sent information and it has been lost. I was told when they failed to call for appointment with relationship manager that the system automaticaly calls at the set time and what ever relationship manager is available will take the call. The governments guidelines are not being followed Homeowner bill of rights are being violated. I have had major hardship with divorce and displaced worker. I have extinguished my savings while they have missed appointments, lost paperwork, and failed to adhear to any standards of customer service. What is a good customer suppose to do with this type of service? They need to tale a look at this organization and quick. I am so very angry and know my rights have been disregarded.

Short Sale in review-
All I have to say is, I have NEVER in all my years of being a real estate professional seen anything like this, a borrower with 2 properties, in which Ocwen "approved" for a short sale. We got buyers in place, accepted offers, sent everything into Ocwen, and of course " we are missing documents" so I resubmit, " we are missing documents" after months of going back and forth making sure the short sale packet was received, check stubs, financial info, hardship letter etc.Proof of fund once again, they are asking for updated check stubs and bank statements, here we go now... I request a call back from the relationship manager who says, if we get a buyer, this should be a smooth process because there is not a 3rd party involved and it would be a cash deal. So, we get multiple interested parties in the properties, however; after we get an offer, Ocwen, who confirmed they have received everything and says "it is in review" I am thinking okay... I will call back in a few days, it is still in review. I call back at a later date, " there are missing documents" once again I am asked to resubmit the same thing over and over. At this point, we had approximately 4 interested buyers, however; we had 1 that was standing strong. So, we received a good offer, Ocwen agreed to the numbers, we got the HUD together, proof of funds, everything is place with the offer to purchase and everything. (so I thought) I am then told, Ocwen refuses to pay the total title fee. Therefore; the Hud has to be adjusted to reflect-Ocwen will only pay 1% of the title fee and the balance must be paid by the homeowner. Now of course the homeowner do not have the money which is why they are doing short sale to avoid foreclosure! Anyway, we work this out , the buyer agreed to pay the remaining amounts of the title fee so we can get the deal done and closed! So, this should solve the problem right? I send in the adjusted hud to reflect the amount Ocwen has indicated.. And now of course it is back in review for 5 days. I give them a call back to see about the closing date that we have in place. And, I am told again it is in review and there are no updates. Really? So, I ask for a relationship manager as I have also through out this process. And then I am told they would give me a call back because no one is available. So, anyway, I finally speak to someone in the SS dept and I am told " there are missing documents" Basically, I have to resubmit the check stubs, proof of funds, hardship letter, and guess what-the offer to purchase they said was not signed. (in which it was by both parties. Oh my, come on really. How do we get to this point of finalizing the HUD, Title work has been done, earnest money in place.- the last straw is " we have to start all over again" In any event, they buyer WALKS AWAY! And Ocwen says, there are missing documents and requesting the homeowner to resubmit all her short sale info, packet, financials and everything all over again with the hardship letter!... At this point, I am so done. Now, after speaking with the relationship manager about this, he apologizes and says he do not know what happened, he see the notes etc. so, at the end of the day, there is a pending Sherriff sale. The buyer walks away, the homeowner is in foreclosure and I worked over a year on these properties without any compensation. No one came out a winner in this case. I have an upset buyer/seller and disappointed realtor. Perhaps Ocwen is happy, the homeowner has decided to walk away from the properties. . This is the short version of events over a years time. Once again, I have never seen anything like this. I feel really bad for the homeowners and realtors who has to endure this nightmare .

Short Sale
I had to leave my home for employment 700 miles away in May of 2013. I attempted to sell my home at just break even cost with no luck. I stopped paying my mortgage in October of 2014 due to not being able to afford to maintain two households (all savings depleted at that time) The principal of my 1st mortgage serviced through Ocwen was $67000, the principal on my 2nd mortgage service through Ocwen was $11500. My realtor finally got an offer of $68000 which we submitted to Ocwen. Ocwen had an appraisal done that came back and stated the value was $80000 and that the property was occupied. The property was vacant for 18 months at that time and was locked up. The appraiser probably went to the wrong property and even if he went to the correct one, he needs a serious prescription of glasses. Even if he had been at the correct property, he could not have gained access to the home without my realtor to do an honest and fair appraisal. I had a friend run by the home and check. It was still locked up, no curtains and obviously vacant. Based on the appraisal, Ocwen has denied the short sale, even after multiple attempts to explain that in no possible way was the home valued at that. I paid $55000 originally and got a second mortgage for $15000 eventually. Since that time the neighborhood value has steadily dropped and become crime ridden. Two comparable homes in the neighborhood sold for $54000 and $67000 respectively. Ocwen looks for any possible reason to NOT help homeowners. I am going to attempt a Deed in Lieu and if that doesn't work, bankruptcy even though that is the only debt I have.

over valued property so as to over insure on a forced place policy with QBE,sent QBE docs, they agreed I was overcharged and would refund overage, Ocwen stepped in and stopped refund and has stonewalled eversince.Ocwen cashed check for pmts,a year latter sent me a check for the pmt, check is now staledated and Ocwen refuses to reissue. I placed insurance on property,Ocwen paid for policy then canceled policy, insurance co sent Ocwen a refund, then Ocwen sent me a check for the refund instead of putting money back into escrow, then Ocwen paid for to policy again causing an escrow stortage and trys to blame me for a problem they created.Since they lied about the insurance refund from the beginning telling me it was from the claim not that it was a result of them cancelling the policy that never should have been cancelled

False information on my credit report
I had a mortgage with Ocwen that was opened in July of 2009. I sold the home in January of 2014. At the close of escrow Ocwen was paid the entire amount due through Chicago Title Company. In April 2015 I applied for a new mortgage only to learn that Ocwen had reported that the debt was settled for less than full balance. This is a false statement and an outright lie. Ocwen received every single penny they ask for and all they were due. This reckless blemish is greatly effecting my wife and I and has all but ruined an otherwise perfect credit record. I have never been late on a payment of any type and as of now am 100% debt free. The false information reported by Ocwen has put me in limbo as far as the new mortgage is concerned. I will be unable to secure a loan until the matter is cleared up. I contacted Ocwen directly only to be informed that the matter could take up to 45 days to be investigated. I don't have 45 days the bank can only hold an application for 30 days before it is rejected and three weeks have already passed. I explained this to Ocwen and requested I be kept informed of the situation. Since that call I have made numerous calls to Ocwen however they refuse to even return my calls. I have left messages both by phone and email but no response from Ocwen. I feel this error on my report is both willful and malicious Ocwen obviously does not care about customers either past or present. I can understand a typo or even a transposed number or two, but the statement "Settled for less than full balance" requires much more than a slip of the fingers especially without any supporting documents. So far Ocwen has grossly inconvenienced my wife and I. Who knows what it will end up costing us if the interest rate changes before this issue is cleared up. Ocwen used the motto "helping homeowners is what we do" The use of that motto should constitute false advertising and they should be ordered to change the company name to Awkward. When the dust finally settles I intent to hold Ocwen responsible for any losses. I am also considering setting up a website to hear from other victims of Ocwen and based on the outcome may consider a class action suit. I am also looking into the possibility of a court ordered audit of my account.

Foreclosure after Hurricane Sandy
Since the aftermath of Hurricane Sandy back in Oct. 2012 I have had many encounters with Ocwen. I tried for a loan mod twice. Each time they raised the loan mod by $300 more per month. We sustained many losses including our two used vehicles. Every time I spoke to them their Relationship Manager wanted to know if I was doing a short sale or a foreclosure. This was after 6 to 9 months of falling behind. I could no longer afford any loan mod they offered us. We waited months for flood insurance money to come through. Lots of red tape involved with the insurance companies. One check was even lost in the mail causing impossible delays and frustration. I hired a lawyer who I believe is doing nothing. When I contact his office, I am advised to be patient. It's not his life in total chaos. Many, Many expenses popped up since 2012. Now if Ocwen offered me the house on a silver platter I would not want it. Did you know they forged a small check for $869 from my flood insurance? I never signed it or authorized them to do that.
Each week I receive mail from Ocwen. They want the full price of the house and don't forget to use the little coupon when you include the payment. Ocwen is bent on causing mayhem for the homeowners. After almost 25 years living in my home, it will go to Ocwen in a foreclosure. But guess what, I will do everything in my power to put them down and write to any government agencies to let them know what a miserable bunch of people work at Ocwen. These people make sure you lose your home and they say People Helping other People is their motto. I need to sue them for forging that check. Who knows how many more checks they have forged?

I have been waiting since I failed my 100% Veteran tax exemption in August 2014 for my tax reimbursement all the way back to December 2013. Plus to have my monthly payment adjusted. I am a disabled Veteran with 100% from the VA. My County Tax Assessor and I have sent you the proper documentation but still OCWEN has done nothing. If you are in the Military or a Veteran NEVER get a loan with OCWEN or let your original loan company sale your loan to OCWEN. My loan started with USAA (GMAC), but GMAC went bankrupted this "Slum Lord" they call a Mortgage company got it from the courts. I am informing all service members to stay away.

Ocwen Loan
I had lost my job twice in 3 years and fell way behind on my mortgage. I was 2 years behind and after many (At least 5) attempts to work with Ocwen i got refused. A guy helped me and not only approved a mod but 99K principle reduction and 2% life of the loan. I was ready to throw in the towel and he saved me. Reach out to him at [email protected]. He changed my life and his fee was reasonable and also i did not have to pay him a dime until i had the modification in hand.. He worked wonders.
