This is my bitter experience with Mr.V.S. Dilli Babu who is the proprietor of the so called letter pad company. His email id is

He offered me Rs.1,500 per sq.ft with good quality materials. It was quite attractive among the all quotes I received from other builders. So I offered him my work. We put an agreement for Rs.30 lacs with 6 months duration. I didn't even know that my decision was going to be wrong.
Literally saying, he had no experience with construction. Only his fellows know the things and he simply supervised the work. I observed that he didn't work in an optimized way which of course triggered more expenses.
Moreover, he delayed the project completion until 11 months, stating various reasons every other day. Until the end, he did not ask for any extra expenses as there were no plan changes. However, I prepared myself for extra Rs. 5 lacs beyond the estimate.
To my surprise, after the completion, he claimed that the expenses were beyond his estimate and he incurred extra Rs.12 lac expenses from his hand.
Initially I settled him Rs.5 lacs but refused to pay the final balance amount Rs. 7 lacs because it is his fault and inexperience which led to all those extra expenses.
Later he used to visit our house and office every day and started bugging me. He called me over phone several times a day and harassed/threatened me for due payment.
I could not tolerate his everyday torture. One fine day I settled out the due amount to escape from his harassment. And the nightmare got over.
I agree that it was my mistake. I should have enquired about him thoroughly and visited his old projects in person. In fact, he has no office in the address mentioned in his letter pad. I believed him based on his honey words and his lower budget trap.
As a result, I paid Rs.2,000 per sq/ft ( extra Rs. 12 lacs) which is the top amongst the quotes which I ignored earlier.
I lost my hard earned money and lessons learnt.
I suggest you guys to visit the builder's office and ex-projects personally before giving your hard earned money to any new person.
